PURCHASING STEPS
LOOKING FOR A PROPERTY

PURCHASE OFFER
Once the ideal property has been found, the buyer submits an offer to the seller. Upon acceptance, a deposit of approximately 10% of the total price must be transferred via bank transfer.
NOTARY DEED
The notary is responsible for ensuring the legal compliance of the transaction and verifying all necessary documentation. We have long-standing relationships with trusted notaries and will recommend the best one for your needs. An official translator will assist you by translating the final contract and supporting you during the notarial deed signing. The cost of the notary deed is covered by the buyer.

THE CADASTRAL VALUE
The “cadastral value” is the value assigned to a property by the Land Registry Office. This value is typically lower than the purchase price and serves as the basis for tax calculations. It applies only when buying from a private owner, not from a developer.

AGENCY COMMISSION
- 4% + 22% VAT on the total purchase price, covering full assistance, including post-sale support.

- €800 – €1,000 for an official translator (English, German, or French) who assists during the notarial deed.
- From €3,000 for notary fees, depending on the purchase price.
IN CASE OF A MORTGAGE
- 2% tax on the total mortgage amount.
- From €1,500 for additional notary fees, depending on the mortgage value.
ADDITIONAL INFORMATION
- Foreign buyers from any country can own property in Italy without restrictions.
- Opening a bank account in Italy is quick and simple.
- The entire buying process is safe and straightforward.
- New properties in Italy do not include kitchens. By law, the developer provides a 10-year structural warranty starting from the completion of the building.
- All payments are made directly to the seller.
MORTGAGE INFORMATION
It is possible to obtain a mortgage for up to 50% of the purchase price from major Italian banks. Required documents include recent salary slips or an annual income statement.
CAPITAL GAINS TAX
If the property is sold within 5 years of purchase, a 20% tax applies to the profit gained.
ANNUAL COSTS
Utility bills in Italy are comparable to those in other countries. Regular property-related expenses include:
- Condominium fees (if applicable)
- Annual water & waste disposal tax
- Electricity & gas bills (every two months)
- Annual boiler maintenance check, required by law, performed by a certified company
- IMU tax (municipal and state property tax), payable in two installments (June & December), calculated based on cadastral value (we provide this calculation for our clients).
